Rates - Cholla House Pricing

  • Rates vary by length of booking and season.
  • Minimum rental period is often 4 months - but sometimes as low as 30 days.
  • For June/July 2024:
    • available for lease START dates (move-in) between July 11 and September 1, 2024
    • 9 month minimum lease duration is required
  • Please inquire with your dates, and I can respond.

Rate is broken into 2 parts:

A = Rent (tiered based on duration - see below)

With the Utilities Fee (optional; see below): Guests will NOT have to setup or pay the following services / bills (all these bills are covered by the owner):

Electric Bill || Gas/Heat Bill || Water/Sewer Bill || Trash Bill || Internet Bill || Yard Service

A = Rent:
OVERALL RENT RATE STRUCTURE:
Booking Length:

  • 6 Months or more ==>$3500/month;
  • 2 Months to <6 Months ==>$5450/month; (before above discount if applicable)
  • 4 weeks to 8 weeks ==>$1,700/week;
  • (later, after getting a short-term rental license, nightly rates may be available)
  • 14 nights to 27 nights ==>$350/night;
  • 8 nights to 13 nights ==>$500/night;
  • 7 nights or less ==>$650/night;

B = Fixed Utlities Fee = $290/month
(pro-rates to the day)

(this is optional: if you would rather handle the bills yourself, you don't pay this fee, and the owner will not setup or pay any of the utility bills, and you can get these services on your own)

[Even if all your utility costs are more than $290/month, I only charge $290/month.
(except in excessive use scenarios where the ELECTRIC bill is over $400 for a month, in which case tenant / guest will pay the amount over $400 for that month's electric bill)

** Local utilities included in this fee: SCE, SoCalGas, Desert Water Agency, Spectrum (internet), City of Palm Springs Trash.
** Just Gas (~$50/month), Water ($100/month), Trash ($50/month), and Internet ($50/month) sum up to $250/month, and electricity is always more than $40/month - so tenant will always get an advantage by paying owner the utility fee vs signing up on their own].
